What to expect as a seller in the 2009 Marin real estate market?

It all depends .... on the property you are selling, the way it is prepared and marketed, and your timing.  There is every indication that desireable homes in good locations are still fetching close to (all time high) prices of 2004 thru 2006.  While there was an overall drop in average sales prices of about 8 percent in 2008, and about the same in average price per square foot, there were still properties that sold for as much as they would have in previous years.
