Dear Pat & Bob,
A belated thank you for yet another pair of successful transactions we had you oversee - that being the sale of an existing home in Larkspur, and the purchase of a new, much-loved home in San Anselmo.

When we first worked with you in the Spring of 07, the market was so different.  The tide had only just begun to turn from a Sellers market to a Buyers market.  At that time, we found our replacement home first, and then had to quickly turn around and sell our existing home - a very nerve-wracking process!  Your advice on prepping the home for sale was right on the mark though.  It sold for $200,000 more than what we paid for 3 years prior, and yielded an offer within the first week - an offer that stuck, at list price.  Had we not done all the right things that you had advised, we would not have sold that quickly, and therefore probably would have gotten less than asking.  Your sage advice allowed us to freely move forward into our new home, without the worry of possibly carrying two mortgages.

This time around, the strategy was different, because it was now a Buyers market.  As much as we resisted, you advised us to sell our existing home first, and then buy a replacement property, or at least rent until we found that next perfect home.  The market was simply too unpredictable to risk buying first and then selling.

Once again, all of the suggestions you made to help present our home in the best possible light were on the mark. And we did it so quickly!  Hard to believe looking back on the process that it all came together!  You also advised us too sell at just the right time - a bit after the start of school, but early enough so that the weather was still good, and the upcoming Holidays wouldn't distract prospective buyers.

Despite a significantly slower market, we received an offer within three weeks, and sold for just a bit under what we paid for the house in Spring of 07.  This is where your pricing and negotiations skills came in.  I'd like to add I was thoroughly impressed by how we were seamlessly passed back and forth between you and Bob due to your both becoming very ill.  Never once did we feel like we might fall through the cracks as we approached close - close on our existing house AND our new San Anselmo house.  Really, it could have all easily fallen apart, but didn't largely because of your expertise and care.

In sum, we have greatly appreciated being in your capable hands as we negotiated the nail-biting process of buying and selling homes four times in three years - in two very different markets.  Each time the outcome was favorable, and for that we will forever be grateful to you!

I would like to take this opportunity to formally thank you for all your hard work and the level of sincerity you brought to our most recent Marin real estate transaction. I really don't think I can put into words how much Jen and I both appreciated your efforts, particularly given we were in the process of moving out of state. As you are well aware, our sell side transaction was anything but normal, yet you stayed by our side and exhibited a tireless desire for us to both (1) enjoy our last weeks in Marin and (2) ensure a successful transaction. I'd be lying if I said we've been busy as bees, getting settled and house hunting. We've actually been doin a whole lot of 'nothin'...and enjoying it immensely. We've actually had time to let down, rest up and reflect on our good fortune.

You were both a huge part of our transition and we know now, having had a little experience with agents, that your responsiveness and experience in real estate made the successful sale of our house happen. And...it happened quickly, professionally and to our great satisfaction. You were both wonderful. You pitched in beside us, got us motivated and gave us prudent advice...which we tried to follow to the letter...because we trusted your judgment.

To be able to look at our situation and give us the best avenue of approach all the way up to the end when we had to decide on our offers...was no small feat. We went on the market at $1,495,000 hoping we would get that. Through your understanding of the current trends, good timing and assessment of where the best offer would be, you encouraged brisk bidding that produced not only more than $100,00 over our asking price, but you somehow brought that up another $100,00 to give us a final total of $1,700,000 -- well beyond our greatest expectations!

You really promoted our cause, and we thank you so much for that. I'm amazed that neither Johnny nor I ever had butterflies during the most important sale of our lives. I consider that a small miracle...you get the credit for that. There's really no letter long enough to express our gratitude. We think you're the best in the field and wish you the very best in all things.

We'll get in touch when we finally decide on a permanent home...of course you will have an open invitation to visit and do a little recreating (I love that word).
